The housing sector is a key indicator of the quality of life and requires regular monitoring at the municipal level for effective management of regional development. The aim of this article is to identify the features and trends in the development of the housing sector in the municipalities of the Vologda Region. The main research methods included statistical analysis, grouping, comparative and spatial analysis. The information base comprised data from Vologdastat disaggregated by municipality for the period 2010–2024. The study revealed persistent territorial disparities in the level of housing provision, degree of housing improvement and deterioration, as well as in the volume and structure of new housing construction, including the share of individual housing construction. The research was conducted using a typology of municipalities based on the share of rural population, which made it possible to identify consistent systemic patterns: the urban rural divide, characteristic features of suburbanization, and the specific features of rural municipalities. The scientific novelty lies in the systematic analysis of the housing sector at the municipal level of the Vologda Region, taking into account the age structure of the housing stock and its technical condition. The findings may be used by regional government authorities and local self government bodies in the development of housing programs and spatial development strategies
